Neighbourly care. Craftsman standards.

Vancouver weather tests every finish. We don’t just stain wood—we prepare it to last.

Meticulous sanding, wood-safe cleaning and penetrating oil finishes designed to protect the grain—not hide it under a film that can peel.

Landscaping, Stump Removal & Outdoor Improvements

From stump removal, Bobcat earthwork and grading to garden beds, borders, paths and finishing touches, we make outdoor spaces more useful.

Our signature wood-care method

A finish lasts longer when the preparation is uncompromising.

We do not pressure wash wood. Instead, we prepare it deliberately so the oil can penetrate the open grain and the final result can be maintained without repeatedly stripping a peeling surface film.

  1. 01

    Progressive sanding

We sand the surface progressively from 100 to 150 grit to remove the previous finish where needed and open the wood pores.

  2. 02

    Wood-safe cleaning

Dust and debris are brushed away before a suitable cleaner is worked in with water to address algae, mildew, mould and organic buildup—without pressure washing.

  3. 03

    Small repairs

Cracks and holes are assessed and filled where appropriate so the surface is ready for a clean finish.

  4. 04

    Proper drying

The wood is allowed to dry thoroughly. We do not rush the step that makes good absorption possible.

  5. 05

    Generous first coat

The first coat is applied along the grain so the prepared wood can absorb the selected stain or oil.

  6. 06

    Refined second coat

A light second coat completes the protection and creates an even, professional finish, following the product specification.

  7. 07

    48-hour cure

Under suitable conditions, allow approximately 48 hours before walking on or using the surface. Weather and product directions always take priority.

  8. 08

    Simple maintenance

A very thin maintenance layer, applied before the surface becomes heavily weathered, helps extend its appearance and performance.

Your wood looks alive again—and future care is straightforward.

Made for a wet climate

Protection that works with the wood.

Traditional film-forming finishes sit mainly on the surface. Penetrating oils soak into the wood and allow it to breathe—a practical advantage when Vancouver brings long wet seasons and constant moisture cycles.

Preparation first

Clean, open grain gives the chosen finish the best foundation.

Natural-oil options

Available products include ecological wood oils made without synthetic additives.

Repairable finish

Timely maintenance can refresh high-wear areas without creating a thick peeling film.

Product options are selected for each project. Learn more about the natural penetrating-oil approach from Livos.

Good questions

Before we visit.

Why don't you pressure wash wood?

High-pressure water can roughen fibres, mark softer grain and force moisture deeper into the surface. We use brushing, water and an appropriate wood cleaner. Pressure cleaning is reserved for suitable concrete and masonry.

Why use a penetrating oil?

A penetrating oil works within the wood rather than relying on a thick surface film. It enhances the grain, lets the wood breathe and supports simple maintenance before weathering becomes severe.

How do you price a project?

After a free visit. We consider the surface, current coating, condition, repairs, access, preparation time, chosen product and finish. You pay for the work your property actually requires.

Can you combine several services?

Yes. A deck renewal can be coordinated with fence work, yard cleanup, path repairs, painting or landscaping when the project and schedule allow.
